Entry Gate Access
Del Webb BayView is a secure, access-controlled community. The guard house is staffed daily from 7:00 AM to 7:00 PM, providing continuous monitoring and assistance for both residents and visitors. After hours, access is seamlessly managed by a virtual gate attendant, ensuring that security and support are available at all times.
Resident Entry Access
Residents of Del Webb BayView can enter the community at any time using the tag issued to them, which should be affixed to the upper right-hand side of their vehicle’s windshield. This allows for seamless, unimpeded access.
If a resident is in a vehicle without the windshield sticker, they can still enter the property by using the virtual security kiosk in the same manner as visitors. The community database stores all resident information, enabling the monitoring center to identify residents by their driver’s license. Additionally, residents can add a permanent guest’s license plate to the system for easy access.
Replacement windshield stickers are available for $30.
Virtual Security Kiosk
Access to Del Webb BayView from 7:00 PM to 7:00 AM is managed through a virtual security kiosk provided by Proptia. This 24-hour hotline service ensures community access and security during after-hours. Visitors will pull their vehicles alongside the kiosk, press the intercom button, and place their driver’s license in the indicated tray area. An operator will then verify the driver’s license via camera and grant access.
Residents can manage both permanent and temporary visitors using the visitor management software. Permanent guests can be provided immediate access by registering their license plate number in the system. Utility Setup for New Residents
As you settle into your new home, be sure to contact the utility providers listed below to arrange service for your residence and set up your account. For any questions or troubleshooting, please reach out directly to the service provider.

Del Webb BayView has partnered with Spectrum to provide a bulk cable and internet package for our residents. The cost of this service is included in your assessment fee, and the rates will remain in effect through the end of the contract period.
To set up your Spectrum account, please contact Spectrum Bulk Services. Our community service contract includes the following:
Up to two cable boxes & remotes per home
Spectrum Community Stream TV video service
Internet modem and router with up to 400×400 Mbps speeds
If you wish to add additional services, such as higher internet speeds, extra channel packages, or additional equipment, these will be billed to you individually. Contact Spectrum Bulk Services to explore these options, as you may qualify for special discount rates.

Del Webb BayView is a natural gas community, with many homes equipped with natural gas for ranges, hot water heaters, HVAC systems, and more. To set up your account, contact TECO at 877-832-6747.
Important Safety Tips:
Before You Dig: Always dial 811 before digging anywhere in Manatee County to check for buried natural gas lines.
Gas Leak: If you smell gas in or around your home, leave the area immediately and call 911 from a safe location.
Electricity

To set up new service, call Florida Power & Light (FPL) at 800-468-8243. If you need to report an outage, use the same number, 800-468-8243. You can also visit the FPL website to track current outages or receive updates about an outage in your neighborhood.
Water & Sewer

Potable and reclaimed water service is provided by the Manatee County Utilities Division. Contact them directly to set up your billing account, pay your bill, report pressure or service issues, and view any restrictions on water usage.

Florida ID and Vehicle Registration
Florida ID: New residents have 30 days to obtain a Florida driver’s license or state ID after establishing residency.
Vehicle Registration: You must register your vehicle in Florida within 30 days of establishing residency. This includes getting a Florida license plate and updating your car insurance to meet Florida’s minimum coverage requirements.
Homestead Exemptions
Property Tax Savings: Florida residents can apply for the Homestead Exemption, which can reduce the taxable value of your primary residence, leading to significant savings on property taxes. You must file by March 1st of the year you’re seeking the exemption.
Senior Citizen Exemption: For homeowners aged 65 and older with limited income, an additional exemption of up to $50,000 may be available on property taxes. Income limits apply, and the exemption must be applied for annually.
Widow/Widower Exemption: Florida offers a $500 property tax exemption for widows and widowers. This is a small reduction but can be combined with other exemptions.

Wildlife Safety: Tips on living harmoniously with local wildlife, including alligators, manatees, and various bird species. Emphasize the importance of not feeding wildlife and being cautious near bodies of water.
Climate and Weather

Vehicle Laws
No-Fault Auto Insurance: Florida operates under a no-fault insurance system, meaning your own insurance pays for your injuries in an accident, regardless of fault. You’ll need Personal Injury Protection (PIP) coverage as part of your auto insurance.
Vehicle Safety Inspections: Unlike many states, Florida does not require annual vehicle safety inspections, but vehicles must meet certain safety standards when registered.
